Water Heater Maintenance: The Most Common Problems

Water Leaking from Bottom of Tank:
While this can be due to normal condensation, it’s important to be able to make sure it’s not a hole in the tank that’s causing a leak. 

No Hot Water:
If you have an electric water heater, it may be due to a tripped circuit breaker. If it’s gas, it could be due to an unlit pilot. If that’s not what’s keeping your water from heating up, it may be that the heating element is malfunctioning and needs to be replaced. 

Not Enough Hot Water:
This could be the result of a thermostat problem or too low a setting. Sometimes colder winter temperatures require you to increase the setting. 

Water heater noises:
Popping sounds, crackling, or knocking can indicate that there is a sediment buildup inside the tank. It could also be due to a pressure issue.

Rust-colored hot water:
This is likely the result of corrosion inside the tank. It may be time to replace the Anode rod.

Odor from the hot water:
This could be due to a bacteria buildup in the tank. If your home uses well water, this can also contribute to an off-putting odor. Flushing the tank may help and, if there’s a bacteria growth, turning up the temperature may solve the problem.
